Home Sellers Include Their Next Chapter to Sweeten Stalled Deals

Revised concession forms let buyers acquire the fresh start an owner has been waiting to make since the property went on the market.

A regional property exchange has expanded its standard seller-concession agreement to include the next chapter of the owner's life, giving buyers an additional incentive as homes remain unsold. The optional attachment transfers selected future plans alongside repair allowances, closing-cost contributions and appliances that the seller has agreed to leave behind.

The change responds to a growing number of listings in which owners have already reduced the price but remain unable to move on. Exchange officials said a fresh start can retain considerable contractual value even when the house attached to it has received no offers during three consecutive open weekends.

"There may be very little room left in the asking price," an exchange spokesperson said. "There is often more room in what the seller expected to happen afterward. We are helping both parties identify that space and describe it clearly enough to include in the closing documents."

Eligible concessions include an intended move nearer the coast, a general sense of renewed possibility and plans to become the sort of person who walks before breakfast. The buyer need not carry them out immediately, although an appraiser must confirm that the plans were reasonably sincere when the property was listed.

Lenders are still determining how to value such transfers. A deferred kitchen renovation is treated as a liability, while a long-awaited decision to simplify everything may qualify as a modest credit. The exchange recommends separating the seller's intention to spend less time maintaining a garden from the garden itself.

The revised form also protects against duplicate conveyance. A household cannot include the same retirement by the sea in competing contracts, and an aspiration promised verbally at a viewing must be disclosed. Where both owners have different next chapters, the buyer receives the less encumbered plan unless otherwise agreed in writing.

The first completed attachment has been lodged with the exchange for review. It covers a postponed relocation, an unused home-office layout and an expectation of having more time on Sundays. The seller has retained the dining table. Copies of the attachment are held with the fixtures list in the transaction folder.
